What's the problem?
Right now
- First look for a spare key: family, neighbours, and your landlord if you rent.
- A child or vulnerable person locked inside, or a pan on the stove: 112.
- Beware of ads like “24/7 locksmith from €49”: the bill often ends up at €400–600. An honest locksmith gives you the total price before opening.
- Door just pulled shut (not locked): it can usually be opened without breaking the lock. Refuse a “compulsory” cylinder replacement.
- Close the main water valve (near the meter, often in the cellar or hallway).
- Water near sockets or appliances: switch off the power at the fuse box.
- Take photos and keep invoices: your home insurer will ask for them.
- Leak before the meter or in the street: call your water company (Vivaqua, SWDE, De Watergroep, CILE, inBW), not a plumber.
- Flat: warn the neighbours below and the building manager.
- Try a plunger or a drain snake. Never mix drain-cleaning products.
- Waste water coming up in several rooms or at the neighbours': the problem may be in the public sewer. Contact your town hall.
- Ask whether unblocking is a fixed price or hourly, and whether a camera inspection is included.
- Do the neighbours have power? If the whole street is out, it's a grid fault: call your network operator (Sibelga 02 274 40 66 · ORES 078 78 78 00 · RESA 04 263 18 80 · Fluvius 078 35 35 00). No electrician needed.
- Only your home: check the fuse box. If the residual-current switch tripped, unplug everything, reset it, then plug appliances back in one by one to find the culprit.
- Prepayment (budget) meter: check there is credit left.
- Burning smell, smoke, sparks: switch off the main breaker and call 112.
- Check the thermostat (batteries), the boiler pressure (usually 1–2 bar) and any error code.
- Do you have a maintenance contract? Call that company first: repairs are often included.
- Tenant: tell your landlord in writing; boiler repairs are often the landlord's responsibility.
- CO alarm, headaches, smell of gas: get out and call 112.
- Break-in: call the police on 101 and don't touch anything until they come.
- Protect yourself (gloves) and temporarily cover the opening (cardboard, tarp).
- Broken glass is often covered by home insurance: photos and a quick claim.
Many policies include 24/7 home assistance: the insurer sends a professional and pays all or part of the call-out. Check before calling someone at random.
The number is also in your policy schedule, your insurer's app or on the assistance card. Tenant: your landlord also has insurance for damage to the building.
